How a Neatly turnover works.

From the calendar ping to the photo report, the same six steps run on every Dubai short-let we look after.

    Your calendar pings us

    Your Airbnb or Booking.com iCal link sits in our scheduler. The moment a check-out lands, a turnover is created against that unit — no message, no reminder, no spreadsheet.

  2. 02

    A crew is assigned by area

    Jobs are dispatched to the crew that already covers your community, so the same faces come back. Back-to-back check-ins get two cleaners instead of one.

  3. 03

    Linen and restock are staged

    A fresh laundered set is bagged per unit the night before, with the consumables that unit actually burns through — not a generic box.

  4. 04

    The turnover runs

    Bathrooms and kitchen first, then bedrooms, living areas and balcony. Descaling, AC grilles and drip tray, under-bed vacuum, bins out, dishwasher emptied.

    Photo QC before guest-ready

    The lead cleaner photographs every room after the clean. Nothing is marked guest-ready without it, and the report lands in your portal.

Why Dubai turnovers are different.

A turnover spec written for London or Lisbon quietly fails here. Three things drive almost every cleanliness complaint we see in Dubai.

Desert dust never stops arriving

Fine sand comes in around every balcony door and settles under beds and on skirting within a day or two of a shamal. A wipe-over reads as clean at the door and dusty in a guest photo, so balcony tracks, under-bed and AC grilles are on every turnover, not on a monthly rota.

AC condensation and drip trays

Units run hard for eight months of the year, and standing water in a drip tray turns into a musty smell long before it turns into a visible problem. We check the tray and wipe visible dust from grilles so the unit smells of nothing when the door opens.

Limescale in 48 hours

Dubai water leaves a haze on shower glass, taps and shower heads within two days of the last guest. Descaling is part of the standard turnover here — in a softer-water city it would be a quarterly job.

How long a turnover takes.

Timings are planned per layout, not per hour billed. If a job is running long because the last guest left it rough, the crew stays — you hear about it, you don't get a rushed unit.

  • Studio / 1-bedroom

    90–120 minutes with two cleaners, including linen change and restock.

  • 2-bedroom apartment

    2–3 hours. Tight same-day windows get a third pair of hands rather than a shortcut.

  • 3-bedroom and up

    3–4 hours depending on bathrooms and balcony size.

  • Villas

    4–6 hours plus laundry turnaround. Pool terrace and outdoor seating add time in season.

What's not included.

A turnover is a reset between guests. These sit outside it — we'd rather you know now than discover it on a handover day.

  • Deep cleaning — descaling a neglected unit, grout restoration or a full kitchen strip-down is a separate deep clean, not a turnover.
  • Guest belongings — we bag and log what's left behind, but we don't post or courier items without your instruction (we can, it's billed separately).
  • Structural repairs and maintenance — we flag a leak, faulty AC or broken fitting with photos; the fix is booked as a maintenance visit.
  • Exterior windows above ground level, façade or rope-access work.
  • Pest treatment, mould remediation behind fittings, or anything requiring a licensed specialist.
  • Full inventory audits — routine counts happen at turnover; a formal audit is scheduled separately.

Active clients are prioritised. Most same-day flips in Dubai are confirmed within minutes of the booking and completed inside the standard 11am–3pm window.

Is linen actually included?+

Yes. Hotel-grade linen and towels on a fresh-set rotation — swapped every turnover, professionally laundered. Not 'we wash yours'.

What does the 5-star guarantee mean?+

If a guest mentions cleanliness or setup negatively in their review or messages, we re-clean the unit AND credit you the turnover cost. In writing.

Do you handle restocks and welcome touches?+

Yes — toiletries, paper goods, tea, coffee and welcome essentials replenished every stay. Add a personalised welcome tray for VIP guests.

How much does Airbnb cleaning cost in Dubai?+

Turnovers start at AED 180 and are billed in credits — one credit is AED 120, and each layout has a fixed credit cost. A studio or 1-bedroom sits at the lower end, a 4-bedroom villa at the upper end. Credit packages start at AED 2,160 for 20 credits, with 10% off for new clients.

How long does an Airbnb turnover take in Dubai?+

A studio or 1-bedroom is 90–120 minutes with two cleaners, a 2-bedroom is 2–3 hours, and a villa is 4–6 hours plus laundry turnaround. Anything much faster usually skips descaling, AC checks or the linen rotation.

What is not included in a turnover clean?+

Deep cleaning, maintenance repairs, exterior window or façade work, pest and mould treatment, formal inventory audits, and posting guest belongings. We flag anything we find with photos and quote it separately.
