Short-let turnover · Airbnb & Booking.com synced
One bad cleaning review costs you bookings for 90 days. The math is brutal. Neatly's turnover team flips your Dubai short-let between guests with calendar-synced cleans, hotel-grade linen and a final QC walk before the next check-in. We've done thousands. We don't miss.
Paste your link once. Every booking triggers a turnover automatically. You never schedule another clean.
Back-to-back check-in/check-out? We handle it. Active clients get priority slots — most flips confirmed in minutes.
Bed linen, towels, bathmats from a fresh-set rotation. Crisp, white, smells right. Guests photograph it.
Not just tidied. Surfaces sanitised, fittings polished, dishwasher unloaded, bins out, fridge wiped.
Toiletries, paper, tea, coffee, welcome basics. Replenished every stay. Low-stock alerts before you run out.
Lead cleaner photo-checks before marking guest-ready. Guest complaint? We re-do AND credit the turnover. Free.
From AED 180 per turnover. Volume pricing for 3+ properties. See full pricing on the Packages page.
Holiday-home packages
Each layout has a fixed credit cost and each service type has a fixed credit cost, so a turnover deducts automatically when the job is done — no invoice per clean, no haggling over a late check-out. One credit is AED 120, and credits stay valid for six months from purchase.

From the calendar ping to the photo report, the same six steps run on every Dubai short-let we look after.
Your Airbnb or Booking.com iCal link sits in our scheduler. The moment a check-out lands, a turnover is created against that unit — no message, no reminder, no spreadsheet.
Jobs are dispatched to the crew that already covers your community, so the same faces come back. Back-to-back check-ins get two cleaners instead of one.
A fresh laundered set is bagged per unit the night before, with the consumables that unit actually burns through — not a generic box.
Bathrooms and kitchen first, then bedrooms, living areas and balcony. Descaling, AC grilles and drip tray, under-bed vacuum, bins out, dishwasher emptied.
The lead cleaner photographs every room after the clean. Nothing is marked guest-ready without it, and the report lands in your portal.
Damage, a missing remote, a leaking trap, low stock — logged with photos the same day so you hear it from us before you hear it from a guest.
A turnover spec written for London or Lisbon quietly fails here. Three things drive almost every cleanliness complaint we see in Dubai.
Fine sand comes in around every balcony door and settles under beds and on skirting within a day or two of a shamal. A wipe-over reads as clean at the door and dusty in a guest photo, so balcony tracks, under-bed and AC grilles are on every turnover, not on a monthly rota.
Units run hard for eight months of the year, and standing water in a drip tray turns into a musty smell long before it turns into a visible problem. We check the tray and wipe visible dust from grilles so the unit smells of nothing when the door opens.
Dubai water leaves a haze on shower glass, taps and shower heads within two days of the last guest. Descaling is part of the standard turnover here — in a softer-water city it would be a quarterly job.
The room-by-room version lives in our Dubai Airbnb cleaning checklist.
Timings are planned per layout, not per hour billed. If a job is running long because the last guest left it rough, the crew stays — you hear about it, you don't get a rushed unit.
90–120 minutes with two cleaners, including linen change and restock.
2–3 hours. Tight same-day windows get a third pair of hands rather than a shortcut.
3–4 hours depending on bathrooms and balcony size.
4–6 hours plus laundry turnaround. Pool terrace and outdoor seating add time in season.
A turnover is a reset between guests. These sit outside it — we'd rather you know now than discover it on a handover day.
A good freelancer is cheaper per clean and works well until the day they can't come. Here's the honest difference for a host running real occupancy.
Every cleaner is employed, insured and security-cleared. A freelancer working cash-in-hand leaves you carrying the risk in your own home.
Your unit is assigned to a crew that knows where the linen cupboard is. Cover for leave is planned, so a sick day isn't your problem at 11am.
You get a room-by-room photo report. No 'it was fine when I left' — you can see it before the guest arrives.
From Boutique up, a guest cleanliness review below 4 stars means we re-clean and return that turnover's credits.
Hotel-grade laundered sets on rotation and consumables tracked per unit, instead of you buying sheets and counting toilet rolls.
Two check-outs and two check-ins in one morning is a rota problem for us, not a scheduling crisis for you.
Crews are assigned by community, so access, layouts and lift rules are already known before the first turnover.
Mostly 3–5 bedroom villas and townhouses with a gate-pass process per community. Crews carry their own kit because there's no on-site store nearby, and terrace dust after a shamal is the recurring issue.
High-rise 1–2 bedroom lets with service-lift booking and loading-bay windows. Back-to-back check-ins are the norm, so linen is staged in the building before check-out time.
Frond villas and Shoreline apartments. Salt haze on glass and sand tracked in from the beach mean glass and floors get a second pass every turnover.
Burj-view apartments where floor-to-ceiling glass shows every fingerprint. Access runs through building concierge, so cleaner names are pre-registered per unit.
Studios and 1-bedrooms with high turnover and lower ADRs. Volume pricing and tight 11am–3pm windows matter more here than anywhere else in the city.
Compact 1-bedroom canal-side units with short business stays. Kitchens are barely used but bathrooms and glass need the full descaling pass every time.
Cluster towers with strict service-lift slots and separate waste routes. Turnovers are scheduled around lift bookings so a crew never waits in the lobby.
Family villas with gardens and outdoor seating. Turnovers add terrace sweeping and pool-area tidy, and laundry volume is roughly double an apartment.
Active clients are prioritised. Most same-day flips in Dubai are confirmed within minutes of the booking and completed inside the standard 11am–3pm window.
Yes. Hotel-grade linen and towels on a fresh-set rotation — swapped every turnover, professionally laundered. Not 'we wash yours'.
If a guest mentions cleanliness or setup negatively in their review or messages, we re-clean the unit AND credit you the turnover cost. In writing.
Yes — toiletries, paper goods, tea, coffee and welcome essentials replenished every stay. Add a personalised welcome tray for VIP guests.
Turnovers start at AED 180 and are billed in credits — one credit is AED 120, and each layout has a fixed credit cost. A studio or 1-bedroom sits at the lower end, a 4-bedroom villa at the upper end. Credit packages start at AED 2,160 for 20 credits, with 10% off for new clients.
A studio or 1-bedroom is 90–120 minutes with two cleaners, a 2-bedroom is 2–3 hours, and a villa is 4–6 hours plus laundry turnaround. Anything much faster usually skips descaling, AC checks or the linen rotation.
Deep cleaning, maintenance repairs, exterior window or façade work, pest and mould treatment, formal inventory audits, and posting guest belongings. We flag anything we find with photos and quote it separately.
Our cleaners are employed, insured and police-cleared, your unit keeps the same crew, every job ends with a photo report, and from the Boutique tier up a sub-4-star cleanliness review means a free re-clean and the credits back.
Yes. Dubai Hills Estate, Arabian Ranches, Damac Hills, Tilal Al Ghaf, Mudon and Town Square are all covered, with crews assigned per community so gate access and villa layouts are already known.
